JUNE RECIPE OF THE MONTH:

STRAWBERRY SPINACH SALAD

Ingredients:

  • Fresh spinach
  • Sliced strawberries
  • Crumbled feta
  • Candied pecans
  • Balsamic vinaigrette

Directions:

Toss all ingredients in a large bowl and drizzle with vinaigrette. Perfect as a side or light lunch on a warm day!

SELLING A HOME IN A BUYERS MARKET

A buyer’s market means there are more homes for sale than there are buyers actively looking, giving buyers more negotiating power. That doesn’t mean you can’t get a great deal as a seller—you just need a thoughtful strategy. Here are three key tactics that can make a big difference:

  1. Price Strategically from the Start

In a buyer’s market, pricing can make or break your listing. Overpricing in hopes of “testing the market” often leads to longer days on market and price reductions later. Instead:
Study recent comparable sales in your neighborhood to set a realistic and competitive price.
Consider a pricing bracket that captures more online search traffic (e.g., pricing at $499,000 instead of $505,000).

Monitor market feedback and be ready to adjust if interest is low in the first two weeks.
Bonus Tip: A well-priced home can even spark competition among buyers—yes, even in a buyer's market.

  1. Maximize Curb Appeal and Presentation

With more options on the market, buyers won’t overlook minor issues. Presentation is critical.

Exterior upgrades like fresh paint on the front door, power-washing the driveway, and blooming planters make a strong first impression.
Stage the interior to highlight the home’s best features. Declutter, depersonalize, and ensure every room feels welcoming and functional.
Professional photography and even virtual tours are essential to stand out online, where most buyers start their search.

  1. Offer Smart Buyer Incentives

Buyers are looking for value—and incentives can help tip the scales.

Cover some or all of the buyer’s closing costs, which can ease their upfront financial burden.
Include a home warranty, providing peace of mind about appliances or systems.

Be flexible with possession dates or include desirable furnishings or appliances to make your home more appealing.

  • Inspect A/C units – Change filters and schedule a tune-up.
  • Check outdoor faucets & hoses – Look for leaks and cracks.
  • Power wash siding and decks – Remove grime and prep for patio season.

  • Trim trees & shrubs – Keep growth away from siding and windows.
